One of our current building projects is to refurbish a solid tree-storey house, located in a village near the city of Bourgas, Bulgaria. The tasks were some inside and outside changes and improvements (relocation of windows and doors, slight changes in the floor plan, etc.) in order to achieve better space usage and make the house correspondent to modern requirements and needs. Also ordered were the construction of an additional extension which to serve as a kitchen and a covered terrace, both on the ground floor.
For the project have been used only high quality materials available on the market in Bulgaria – Baumit finishing plaster, Wienerberger Porotherm bricks, Bramac roof tiles, Sikkens and Levis paints, Austrotherm insulating panels, Knauf plasterboards, Devorex gutters and others..
The house before the start of the works
The house was in a relatively good condition with sound construction, built by the standards of the 80’s of the twentieth century in Bulgaria. The roof was old but also in good conditions, no leaks were detected during the initial check-up.

Kitchen extension and covered terrace with pitched roof.
A solid slab made of reinforced concrete was build around the house as a foundation for the new kitchen extension and the new covered terrace. First striped foundations have been dug, formwork for the new foundation was installed and the concrete was poured. After drying of the concrete foundation, the formwork was removed and the area was filed, then a compacted layer of pebbles and sand for leveling, a reinforcing steel rebars for strengthening and a final layer of concrete.
Steel bars were integrated in the foundation to be used at a later stage for the construction of concrete columns. The purpose of these columns is to support the terrace roof later on (and to have a nice optic).

INSIDE REPAIRS AND IMPROVEMENTS
Roof insulation
About 25% of heat can be lost through the roof if this is uninsulated. For better insulating properties of the ceiling, some improvements were made on the attic floor. First, the existing wooden paneling has been removed. Three layers of mineral wool were laid between the joists to reduse heat loss form the roof. The mineral wool was sealed with damp proof membrane and then plasterboards have been installed on the ceiling.

Demolition Works
Based on the client’s requirements some changes in the interior have been performed. Some existing windows and doors have been walled up – the openings were bricked and plastered. New door and window openings have been mada. The dimensions of all remaining doors and windows were extended and the openings plastered.
For the safety of the construction and its stability additional reinforced concrete columns, lintels and beams have been built.

Construction Works
As mentioned above, for the purpose of stability of the construction, a number of additional reinforced columns, beams and lintels were built.
A new chimney was made to be suitable for the later construction of a fireplace.

Construction of the terrace columns
For the construction of the terrace columns a square formwork for each column was made with steel reinforcement inside. Electrical cable tubes were integrated in each column for the later terrace lighting installation. Then the concrete was poured. After the concrete was dry enough the formwork was removed and new formwork for the column top finishing was installed.
Building a new kitchen addition
The walls of the new kitchen were made with Weinerberger Porotherm 25 N+F brick stones. Openings for a window and a door were left during the construction.

Outside
The external walls of the house have been plastered and a final coat of Baumit SilikatTop has been applied on top.
The eaves of the house have been completely renewed – with new fascia boards, new gutters, and new wooden paneling was installed under the eaves.
EPS corner profiles have been installed vertically on the four corners of the house for a better appearance. Granit sills were installed on every door and window.
Roof works on the new terrace and kitchen
The new built terrace and kitchen were covered with roof tiles Bramac.
